There are quite a wide variety of skylights available and they come in many different styles and shape with a variety of different flashing systems that are guaranteed to provide a water tight seal.
The basic roof skylights are usually square or rectangular in shape and they are installed in a fixed position which makes it impossible for them to move once they are installed.
The newer modern skylights are designed with quite a wide variety of features that make them more useful that these older models of skylights. Once such example is the vent skylights which comes in manually operated styles, where small handles are cranked to adjust the position of the glass or to open and close it and also they are equipped with extension tools that allow you to make these adjustments easily from the floor, eliminating the use of ladders and stools.
This type of skylighst is also very useful for supplying air circulation into your house. These modern vent skylights come with quality flashing systems that are supposed to be virtually leak proof, the only possible way that water can get into the house is if you were to leave the skylights open when it is raining but all you need do if this happens is close the skylights and wipe up the drips.
There are also electrically operated skylights which can easily be adjusted with the use of a switch which is installed in the room. To repair leaks in skylights you will have to first determine where the leak is coming from.
Inspect the outside flashing for signs of corrosion, or tiny holes, look under the roof and check flashing, caulking or other sealants for cracks and holes, check for brittle or dry sealants or signs of peeling.
If it is that you have to replace the flashing you will have to remove the old one and replace it with new strips. For this project you should hire a professional if you feel that you cannot handle this type of job.
If it is that you have to patch a hole in the skylights flashing well all you need do is cut a patch of flashing material making sure that it is bigger than the hole and apply some asphalt flashing cement to the back of the patch and position it in place on top of the hole and press down firmly.
